Thanks Brian, I am familiar with Tankless HW heaters, built two in the current house I built, two Takagi's...love em. I will be retrofitting them in the new place and one in the garage.

Having done a lot of concrete structures and work, I am familiar with the different coatings, and may look at staining and sealing at least some of it, but not yet there...the sump idea makes sense tho, would be cheap to do...

At any rate the acreage is mine, just got the signed contract 15 minutes ago...
